Having sat vacant for 10 years, 1101 West Broadway was in a serious state of disrepair when the extensive office renovation and redevelopment project began. The $4 million dollar office renovation required significant tuck-pointing, the addition of an elevator, a new roof, lead paint abatement, and waterproofing. The mechanical, electrical and plumbing systems were replaced as were the storefronts. A new parking lot, alley, and drive-thru were built-out, and new landscaping was put in.
Inside, the entire first floor was shelled out, while the second floor was built-out for Emerge Community Development. Renovations included the building of new staircases and bathrooms, soda blasting brick restoration and cleaning, and restoration and refinishing of the original wood floors. Throughout the renovation our team worked with the Empowerment Zone to submit women, minority, and small business reporting, which resulted in 27.5 % of the project hours being performed by a workforce of color, far exceeding the project team’s goals.
