Crown Roller Mill, a beautiful, historic office building located on the Mississippi River just blocks from the heart of downtown Minneapolis, was in need of a renovation. Local owners knew the outdated building could face some leasing and marketability issues as their largest tenant began to shrink. Owners also recognized that the renovation would be unique in that it was important to preserve the historic and classic charm of the building, while giving their existing and potential new tenants modern amenities.
The Colliers listing team supported Canal Street Ltd. Partnership on the renovation project and developed a leasing strategy that would entice new tenants while breathing life back into the building for existing users. The leasing team brought Welsh Companies Construction and Property Management into the fold immediately to collaborate with Tanek Architecture’s design team. The teams worked closely with owners on design options and budget considerations to maximize the spatial arrangments that would create a more open, modern and welcoming environment.
The Welsh and Colliers collaborative partnership worked intently to maximize every penny of the budget for the local owner. All common areas at Crown Roller Mill were completed with high-end finishes that complemented the building’s historic design. The full facelift included a revamped lobby water feature, new lighting, wood plank flooring, patterned carpet and built-in collaborative spaces, new lighting and chandeliers, an updated conference room with locally-sourced office furniture and the addition of lockers and showers. The upgrades helped the building’s aesthetics, but also helped to reduce maintenance costs and their environmental footprint.
One of the biggest challenges, but also the biggest payoff, was the renovation of the deteriorated rooftop patio. The budget was tight and staying code-compliant was front of mind. The newly designed and completed patio is perfect for an afternoon break, casual meeting with clients or an evening happy hour.
