The Fish Guys, a fresh fish distributor in Minneapolis, had grown exponentially and was outgrowing their current space. Due to the lack of expansion opportunities in the City of Minneapolis, the Fish Guys began the hunt for a facility that would allow approximately eight million pounds of fresh seafood to be cut, processed and delivered to restaurants and retailers in the Twin Cities. The Fish Guys knew their needs were unique. They needed a space with a large enough area to build coolers and freezers, high ceilings and somewhere centrally located to downtown Minneapolis and downtown St. Paul. The space also had to aesthetically appeal to their high-end restaurant and retail clients.
Welsh and Colliers leasing agents began searching the Twin Cities market for a space that would accomodate The Fish Guy’s unique needs. The facility was a tough-sell because it required a lot of imagination to picture a build-out that would create a usable solution for The Fish Guys. Prior to The Fish Guys signing a lease, the brokerage team was quick to bring in Welsh and Colliers Construction and Project Management teams to advise the client on what they could accomplish with the potential space. Eventually, the team settled on the former Nestle facility and their imaginations took off.
The facility was stripped to restore the barebones of the structure. As an added challenge, the 31’ clear height of the building meant all trades of construction needed to work off of elevated lifts. Multiple mezanines, process piping and boilers were removed to create the final result that includes an 8,000 SF freezer, 1,600 SF cooler, 5,600 SF of processing and staging rooms – all set to different temperatures for different types of seafood, a demonstration kitchen for product testings and tastings and a sleek and modern front office.
Throughout the process, the Project Management team kept a close watch over the many moving pieces involved in building a seafood distribution facility, including the move from the old space, to the new – which proved challenging due to the around-the-clock nature of the client’s business.
The Welsh and Colliers partnership between Brokerage, Construction and Project Management gave the Fish Guys the assurance they needed to select and construct their new facility. Project Management was able to keep the project moving forward, on budget and on time. Welsh and Colliers was able to provide multiple services under one umbrella to give The Fish Guys confidence in the team that brought their vision to life.
The Fish Guys’ new facility not only allows for future expansions, but they now have more room to process fish faster and with greater care. The company culture and comraderie have both gotten a significant boost from the move and trucks can be loaded and out on the streets up to an hour and a half faster than before.
